How the Program Works
Step 1: We Meet
Schedule a consultation. We'll tour your home, review the market, and build a customized marketing plan.
Step 2: We Set the Terms
Together we agree on a guaranteed sale price and a timeline (typically 90 to 120 days). Everything is documented in writing before we list.
Step 3: We Execute
Our full marketing plan goes live — professional photography, MLS, digital ads, open houses, and our buyer network.
Step 4: Your Home Sells
In the rare event a buyer isn't secured within the agreed timeline and at the agreed price, Kelly will purchase the home himself at the guaranteed price.
Program Terms & Eligibility
The Home Sold Guaranteed Program is available to qualifying sellers. The following conditions apply:
- Property must be located in the Greater Phoenix metropolitan area
- Seller must agree to list the home at the price recommended by Cook & Associates based on a comprehensive CMA
- Property must be in marketable condition (we'll advise on any preparation items before listing)
- Seller must allow reasonable access for showings and open houses per the listing agreement
- Guaranteed purchase price and timeline are set at the time of listing and documented in writing
- Program subject to confirmation of property eligibility at listing appointment
This program is not available for properties with significant deferred maintenance, title issues, or liens that prevent a clean closing. Your dedicated listing agent will walk through full terms at your consultation.
